Calculate the annualized return (XIRR) of investments made on different dates: SIP instalments, top-ups, dividends, partial sales and the current value. Paste or type your cash flows, one per line, and get the XIRR with the working and a discounted cash flow table.
Last updated:
Money you invest is negative (−), money you receive or the current value is positive (+). Dates as YYYY-MM-DD, or DD/MM/YYYY / MM/DD/YYYY (choose below). Commas, tabs or spaces separate the columns.

How to use the XIRR Calculator
Enter one cash flow per line: the date, then the amount.
Make investments negative and money received (sales, dividends, current value) positive, or switch the sign convention.
Pick the date format if you use slashes.
Press Calculate XIRR to get the annualized return.
Check the table: the present values at the XIRR add up to zero.
What XIRR solves
XIRR (extended internal rate of return) is the single annual rate r that makes the present value of all your dated cash flows add up to zero:
Σ Ck ÷ (1 + r)(dk − d0) ÷ 365 = 0
Ck = each cash flow (investments negative, withdrawals, dividends and the current value positive)
dk − d0 = days between that cash flow and the first one
365 days count as one year, the same convention as the XIRR function in Excel and Google Sheets
There is no algebraic solution, so the calculator uses Newton-Raphson iteration (rnew = r − NPV(r) ÷ NPV′(r)) and falls back to bisection if Newton's method does not converge.
Example (the default inputs): five quarterly investments of 10,000 from January 2024 to January 2025, worth 57,500 on 31 December 2025. The net gain is 7,500 (15% absolute), but because most of the money was invested for much less than two years the XIRR is about 9.99% a year. A simple CAGR that assumes all 50,000 was invested on day one gives only 7.38%.

Tips for accurate XIRR
Include the current value of your holding as a positive cash flow on today's date if you have not sold.
Enter every purchase, sale and cash dividend with its own date; reinvested dividends do not need separate lines.
Very short periods (a few weeks) can produce huge annualized numbers, because a small gain is compounded over a full year.
Cash flows that change sign many times can in rare cases have more than one valid rate; the calculator reports the one closest to the 10% starting guess.
Frequently asked questions
What is XIRR?
XIRR is the annualized internal rate of return for cash flows that happen on irregular dates. It finds the yearly rate at which the present value of all investments and returns adds up to zero, using the exact number of days between cash flows.
How is XIRR different from CAGR?
CAGR measures the growth of a single investment from a start to an end value. XIRR handles many investments and withdrawals on different dates, so it is the correct measure for SIPs, top-ups and partial redemptions.
How do I calculate XIRR for a SIP?
Enter each SIP instalment as a negative amount on its date, then add the current value of your units as a positive amount on today's date. The result is your annualized SIP return.
Is this the same as Excel's XIRR function?
Yes. It uses the same equation with a 365-day year, so for the same cash flows it should match Excel or Google Sheets XIRR to within rounding.
Why is my XIRR higher than my absolute return?
When money is added over time, much of it was invested for less than the full period. XIRR accounts for that shorter time, so a modest absolute gain can be a higher annual rate.
Why do I get an error?
XIRR needs at least one negative and one positive cash flow on different dates. Check that every line has a valid date and amount, and that the signs match the chosen convention.
