How to use the Cost to Build a House Calculator
Enter the living area (finished, above-ground square feet) and the number of stories.
Pick a quality tier from economy to luxury.
Add a garage or basement if your plan has one.
Set your regional index, site work, soft costs and contingency, plus the land price if you want an all-in figure.
Press Estimate build cost to see the total, cost per square foot and the phase breakdown.
How the build cost is estimated
Base rate: economy $120, standard $165, custom $240 or luxury $375 per square foot of living area (US average planning rates, 2025–2026).
Story factor: × 1.00 for one story, × 0.92 for two and × 0.95 for three, since taller houses share the foundation and roof over more floor area (three stories add structural and access costs).
Regional index: the rate is multiplied by your index (100% = national average).
Garage: garage area × 45% of the base rate (unheated, simpler finishes). Basement: footprint (living area ÷ stories) × 25% of the base rate unfinished or 55% finished.
Site work (your input), then soft costs (% of construction + site) and contingency (% of everything). Land is added last.
Example: 2,000 sq ft, one story, standard, 2-car garage, no basement: 2,000 × $165 = $330,000; garage 480 × $165 × 0.45 = $35,640; + $30,000 site = $395,640; + 8% soft costs = $427,291; + 10% contingency ≈ $470,020, or about $235 per square foot before land.
Typical cost share by construction phase
The construction cost (house, garage and basement) is split using these planning shares:
Phase
Share
Includes
Foundation
11%
Excavation, footings, foundation walls or slab, backfill
Shape and roof: a simple rectangle with a gable roof costs less than a house with many corners, bump-outs and roof valleys.
The lot: slopes, rock, poor soil, long utility runs, or needing a well and septic system can add tens of thousands in site work.
Finishes: cabinets, counters, flooring and fixtures are where standard and custom homes differ most.
Location: labor rates, building codes (energy, wind, seismic) and permit and impact fees vary widely by region.
Financing: most owners use a construction loan during the build; interest on it is a real cost to include in your budget.
Frequently asked questions
How much does it cost to build a house?
Using this calculator's planning rates, a 2,000 sq ft one-story standard-quality home with a 2-car garage at average US costs comes to roughly $470,000 including $30,000 of site work, 8% soft costs and a 10% contingency, or about $235 per square foot before land. Economy builds can be much less and custom or luxury homes much more.
Is it cheaper to build a one-story or two-story house?
Per square foot, a two-story house is usually cheaper because the same foundation and roof cover twice the floor area. A one-story ranch needs a larger foundation and roof for the same living space but avoids stairs and is easier to access. This calculator applies a 0.92 factor for two stories.
What is included in the cost per square foot?
The base rate covers the structure and finishes: foundation, framing, roof, windows, siding, plumbing, electrical, HVAC, insulation, drywall, flooring, cabinets and fixtures. Land, site work, design and permit fees, the garage and basement are added separately so you can see each part.
What are soft costs when building a house?
Soft costs are the non-construction expenses: architectural plans, engineering, surveys, building permits, impact and utility connection fees, and insurance during construction. They commonly run about 5–15% of the construction cost depending on location and how custom the design is.
Which phase of building a house costs the most?
Interior finishes are usually the largest share (drywall, insulation, cabinets, countertops, flooring, paint, fixtures and appliances), followed by major systems (plumbing, electrical and HVAC) and framing. This calculator splits construction cost into seven phases using typical planning shares.
How accurate is this estimate?
It's a planning-level estimate based on typical US cost assumptions for 2025–2026. Actual prices depend on local labor and material costs, site conditions, design complexity and finish choices. Use it to set a budget range, then get detailed bids from builders.
