The seller net proceeds formula
Net proceeds = sale price − (commission + closing costs + transfer tax) − repairs & concessions − other costs − mortgage payoff − other liens
Commission, closing costs and transfer tax are percentages of the sale price. Example: a $450,000 sale with 5% commission ($22,500), 1.5% closing costs ($6,750), 0.4% transfer tax ($1,800), $5,000 of repairs and $1,500 of other costs has $37,550 of selling costs. With a $260,000 payoff the seller nets $152,450.

Frequently asked questions
How are seller net proceeds calculated?
Net proceeds = sale price − agent commission − seller closing costs − transfer tax − repairs and concessions − other costs − mortgage payoff − other liens. It is the cash you receive at closing before any income tax on the gain.
How much does it cost to sell a house?
Total selling costs often fall somewhere around 6% to 10% of the price once commission, closing costs, transfer taxes and repairs are added, but they vary a lot by location, agent agreement and the condition of the home.
Is my mortgage payoff the same as my loan balance?
Not quite. The payoff includes interest up to the payoff date and sometimes small fees, so it is usually a bit higher than the balance on your last statement. Request an official payoff quote from your lender for an accurate number.
Who pays transfer tax?
It depends on the state, county or city. In many places the seller pays, in some it is split or paid by the buyer, and some areas have none. Check your local rules or ask your title company.
What is the break-even sale price?
It is the lowest price that covers your mortgage payoff, liens and all selling costs, so your net is zero. Because commission and closing costs are percentages of the price, it is (payoff + liens + fixed costs) ÷ (1 − percentage costs).
Do I owe tax on the proceeds?
Possibly, on the capital gain rather than on the proceeds. Many countries offer an exclusion for a main home, such as up to $250,000 per person in the US if the ownership and use tests are met. Consult a tax professional for your situation.
