How to use the Price per Square Foot Calculator
- Choose what to find: price per area, total price or area.
- Pick square feet or square meters.
- Enter the two known values, for example the price and the living area.
- Read the result in both sq ft and m².
- Optionally list several homes (name, price, area) to rank them by value.
Price per square foot formula
Price per sq ft = price ÷ square feet
Rearranged, the same relation gives the other two values: price = price per sq ft × square feet and square feet = price ÷ price per sq ft.
Example: a $425,000 home with 1,850 sq ft costs $425,000 ÷ 1,850 = $229.73 per sq ft. Since 1 square meter = 10.7639 square feet, that is $229.73 × 10.7639 = $2,472.79 per m².
When comparing homes, the fair average is total price ÷ total area (a weighted average), not the simple average of each home's price per square foot.

Using price per square foot wisely
- Compare like with like: the same neighborhood, property type and age. Lot size, views, condition and updates are not captured by the number.
- Use the same area definition for every home, usually finished (heated) living area; garages, basements and patios are often excluded.
- Smaller homes often show a higher price per square foot because kitchens, bathrooms and land cost the same regardless of size.
- The same formula works for rent (monthly or yearly rent per square foot), commercial space, land or flooring quotes.
Frequently asked questions
How do you calculate price per square foot?
Divide the price by the area in square feet. A $425,000 house with 1,850 square feet costs $425,000 ÷ 1,850 = $229.73 per square foot.
How do I convert price per square foot to price per square meter?
Multiply by 10.7639, because one square meter equals 10.7639 square feet. $200 per sq ft is about $2,152.78 per m². To go the other way, divide by 10.7639.
What area should I use for a house?
Use the finished living area, usually the heated square footage listed by the seller or appraiser. Garages, unfinished basements and outdoor spaces are normally excluded. Use the same definition for every home you compare.
Is a lower price per square foot always a better deal?
Not necessarily. Location, lot size, condition, age and layout all affect value. Price per square foot is most useful when comparing similar homes in the same area.
Why do small homes have a higher price per square foot?
Some costs are fixed regardless of size, such as the land, kitchen, bathrooms and systems. Spreading them over fewer square feet raises the price per square foot.
How is the average in the comparison calculated?
As total price ÷ total area of all listed homes, which weights each home by its size. Each home is then shown as a percentage above or below that average.
Can I use this for rent or flooring?
Yes. Enter the monthly rent or the quote total as the price; the math is the same for any cost spread over an area.
