Commercial rent formulas
Annual base rent = rentable sq ft × base rent per sq ft per year
Annual NNN / CAM = rentable sq ft × NNN charges per sq ft per year
Rate in year n = year-1 rate × (1 + escalation)n − 1
Per month to per year: monthly rate × 12
Example: 2,500 sq ft at $28 base + $8 NNN is $36 × 2,500 = $90,000 a year, or $7,500 per month. With 3% yearly base rent increases over 5 years, total base rent is about $371,639 and NNN charges are $100,000.

Frequently asked questions
How is commercial rent calculated?
Annual rent = rentable square feet × rent per square foot per year. Monthly rent = annual rent ÷ 12. For 2,500 sq ft at $28 per sq ft per year, annual base rent is $70,000, or $5,833.33 a month.
What are NNN and CAM charges?
In a triple net (NNN) lease the tenant pays a share of the property's taxes, insurance and common area maintenance (CAM) on top of base rent. These are usually quoted per square foot per year and adjusted each year to actual costs.
Is the rate per year or per month?
In the US most commercial rents are quoted per square foot per year, but some markets, especially for retail or in California, quote per month. A $2.25 per sq ft per month rate equals $27 per sq ft per year. Choose the right basis in the calculator.
How do annual escalations work?
A fixed escalation raises the base rent by a set percentage each lease year, compounding. At 3%, a $28 rate becomes $28.84 in year 2 and about $31.51 in year 5.
What is rentable vs usable square footage?
Usable area is the space you occupy. Rentable area adds your share of common areas such as lobbies and corridors, so it is larger. Rent is normally charged on rentable square feet.
How does free rent affect the total?
Free rent months, often offered as a leasing incentive, waive base rent at the start of the lease. Tenants usually still pay NNN charges during that time. The calculator shows the effective rent averaged over the whole term.
