How the fee is calculated
Base loan = purchase price − down payment (or the new loan amount for a refinance or assumption).
Down payment % = down payment ÷ purchase price; it sets the purchase tier (under 5%, 5% to under 10%, 10% or more).
Funding fee = base loan × fee rate.
Total loan = base loan + funding fee, if the fee is financed.
Examples on a $350,000 home: first use with 0% down costs $7,525 (2.15%); subsequent use with 0% down costs $11,550 (3.3%); first use with 10% down costs $3,937.50 (1.25% of the $315,000 loan). An IRRRL on a $280,000 loan costs $1,400 (0.5%).
Ways to reduce or avoid the funding fee
Check your exemption. A disability rating, even one awarded after you apply but before closing, can remove the fee.
Put 5% or 10% down on a purchase to drop to 1.5% or 1.25%, especially on subsequent use where the 0% down rate is 3.3%.
Ask the seller to pay it. The fee can count toward the seller concessions VA allows.
Use an IRRRL instead of a cash-out refinance when you only need a lower rate: 0.5% instead of 2.15% or 3.3%.
Pay it in cash if you can, to avoid paying interest on it for decades.
Frequently asked questions
How much is the VA funding fee in 2026?
For loans closed on or after April 7, 2023, a purchase or construction loan costs 2.15% of the loan for first use with less than 5% down (3.3% for subsequent use), 1.5% with 5% to under 10% down and 1.25% with 10% or more down. Cash-out refinances are 2.15% first use and 3.3% subsequent use; IRRRLs and assumptions are 0.5%; manufactured homes not permanently affixed are 1%. Always confirm with VA or your lender.
How is the VA funding fee calculated?
Funding fee = base loan amount × fee rate. The base loan is the price minus your down payment (or the new loan amount on a refinance). With 0% down on a $350,000 home and first use, the fee is $350,000 × 2.15% = $7,525. If financed, the loan becomes $357,525.
Who is exempt from the VA funding fee?
Veterans receiving, or entitled to receive, VA compensation for a service-connected disability; surviving spouses receiving Dependency and Indemnity Compensation; active-duty Purple Heart recipients; and service members with a proposed or memorandum disability rating before closing. Your Certificate of Eligibility shows your status.
What counts as subsequent use?
Subsequent use means you have used your VA home loan benefit before. It only raises the fee on purchases with less than 5% down (3.3% instead of 2.15%) and on cash-out refinances. With 5% or more down, the purchase fee is the same for first and subsequent use.
Can I roll the funding fee into my VA loan?
Yes. The fee can be financed into the loan, paid in cash at closing, or paid by the seller as part of allowed concessions. Financing it means no cash is needed for the fee, but you pay interest on it for the life of the loan; the calculator shows that cost.
Can I get a refund of the VA funding fee?
If you paid the fee and are later awarded disability compensation with an effective date before your loan closed, you may be eligible for a refund. Contact your VA regional loan center with your loan details.
Does a down payment lower the VA funding fee?
On purchase loans, yes. Putting 5% down lowers the rate to 1.5% and 10% down lowers it to 1.25%, and the fee is charged on a smaller base loan. On refinances and assumptions the down payment does not apply.
