Tips for listings that get clicks
Front-load the best feature. Many portals show only the first 150–250 characters before "read more".
Use specifics. "Quartz counters, new roof (2023)" beats "beautiful, updated, must see".
Match the photos. Mention features in the same order a buyer sees them in the gallery.
Verify every fact (square footage, year built, what conveys) before publishing.
Frequently asked questions
How long should a real estate listing description be?
It depends on the MLS or portal: public remarks fields are often limited to somewhere between 250 and 1,000 or more characters, including spaces, and some sites show only the first couple of lines before a 'read more' link. Write a complete version, then use the trimmed versions so the most important details come first. Check your own MLS rules for the exact limit.
What should a listing description include?
Lead with the property type, bedrooms, bathrooms and location, then the size, the two or three features buyers care most about (kitchen, primary suite, outdoor space, recent updates), nearby conveniences, the price and a call to action. Specific facts such as 'new roof (2023)' are more convincing than generic adjectives.
What words should I avoid in a listing?
Under the US Fair Housing Act, ads should describe the property, not the kind of person who should live there. Avoid phrases like 'perfect for families', 'adults only', 'ideal for singles', references to religion, race or national origin, and 'handicapped'; describe features such as 'step-free entry' instead. The tool flags common examples, but it is not legal advice; follow your MLS and broker guidance.
How are the shorter versions created?
The generator ranks sentences by importance (opening line, size, top features, location, price, call to action, then remaining features) and keeps as many whole sentences as fit within the limit, then puts them back in their natural order. It never cuts a sentence in half unless even the opening line is too long.
How is price per square foot calculated?
Price per square foot = list price ÷ finished living area. For example $425,000 ÷ 1,850 sq ft = $229.73 per square foot. For rentals, the tool shows monthly rent per square foot and annual rent per square foot (monthly × 12 ÷ area).
Is 'master bedroom' still allowed?
It is not a fair housing violation, but many MLSs, builders and agents have switched to 'primary bedroom' or 'primary suite'. The wording check points it out so you can follow your local MLS style.
Can I use the descriptions on Zillow, Realtor.com or social media?
Yes. The text is yours to use. Paste the version that fits each site's limit, and use the social post and headlines for Instagram, Facebook and flyers. Always double-check facts like square footage, year built and included items before publishing.
