Price a house cleaning job the way cleaning businesses do: a base rate by square foot or by bedrooms and bathrooms, multiplied for deep or move-out cleans and the home's condition, plus add-ons, a minimum charge and a discount for recurring service.

How to use the House Cleaning Price Calculator
Choose how you price: by square foot, or by bedrooms and bathrooms.
Enter the home size and your base rates.
Pick the cleaning type, condition and frequency, and tick pets if any.
Tick add-ons such as inside the oven or fridge and set your minimum price.
Press Calculate cleaning price for the quote, time estimate and price grid.
How the cleaning price is calculated
Base = square feet × price per sq ft, or visit fee + bedrooms × price + bathrooms × price
Adjusted = base × cleaning-type multiplier × condition multiplier × (1 + pet surcharge)
Recurring discount (standard cleans only) is subtracted
Add-ons are added, and the result is raised to your minimum job price if lower
Time = sq ft ÷ your sq ft per hour × the same multipliers, + about 30 minutes per add-on
Example: a 2,000 sq ft home at $0.08 per sq ft is a $160 base. As a standard clean every two weeks with a 15% discount it costs $136 per visit. A one-time deep clean of the same home is $160 × 1.5 = $240, and a move-out clean $160 × 1.8 = $288.

These are the calculator's starting points, not market rates. Prices differ a lot by region, so set the price per square foot or per room to what you charge or what local companies quote.
Pricing tips for cleaning businesses
Walk through or video-call before quoting a first deep or move-out clean; condition changes the time more than size does.
Check your revenue per labor hour: after wages, supplies and travel it must still cover insurance, marketing and profit.
Charge the first recurring visit as a deep clean, then switch to the discounted maintenance price.
Put add-ons in writing so the client knows inside the oven or fridge is not part of a standard clean.
Frequently asked questions
How do cleaners price a house cleaning?
Most cleaning businesses use one of three methods: a rate per square foot, a flat price per bedroom and bathroom, or an hourly rate times the estimated hours. All three are then adjusted for the type of clean, how dirty the home is, pets, add-on tasks and how often the client books.
How much more does a deep clean cost than a standard clean?
A deep clean takes noticeably longer because it covers baseboards, inside appliances, grout, vents and built-up grime, so many cleaners charge about 1.5 to 2 times their standard price. This calculator uses 1.5× for deep cleans and 1.8× for move-in/move-out cleans by default; choose Custom multiplier to use your own.
Why is a move-out clean more expensive?
Empty homes expose every surface, and tenants or sellers usually need inside cabinets, closets, appliances and walls cleaned to get a deposit back or pass a walkthrough. That makes move-out cleans among the longest jobs.
Should I give a discount for recurring cleaning?
Recurring clients bring steady income and their homes stay cleaner between visits, so each visit is faster. A common approach is a larger discount the more often they book, for example weekly more than every two weeks, and charging the first visit as a deep clean.
How long does it take to clean a house?
A standard clean of an average, tidy home often goes at a few hundred to about 600 square feet per cleaner-hour, while deep and move-out cleans are much slower. Track your own times for a few jobs and enter your real speed for accurate estimates.
What should a cleaning quote include?
List the type of clean, the rooms or square footage covered, add-on tasks, the price per visit, the frequency and any discount, what supplies you bring, and your cancellation policy. Clear scope prevents disputes about what was included.
