What to compare besides price per acre
Access: legal road access or easements, and how much frontage the parcel has.
Utilities: the cost to bring power, water, septic or sewer can exceed the land price on small rural lots.
Usable acres: wetlands, steep slopes and flood zones reduce what you can build on; dividing by usable acres gives a fairer comparison.
Zoning and restrictions: minimum lot sizes, deed restrictions and HOA rules.
Taxes and carrying costs: agricultural or timber exemptions can change yearly costs a lot.
Frequently asked questions
How do you calculate price per acre?
Divide the total price by the number of acres. For example, $185,000 for 12.5 acres is $185,000 ÷ 12.5 = $14,800 per acre. If the size is in another unit, convert it to acres first.
How many square feet are in an acre?
One acre is exactly 43,560 square feet, which is about 4,046.86 square meters. To get price per square foot from price per acre, divide by 43,560.
How do I convert price per acre to price per hectare?
One hectare is about 2.471 acres, so price per hectare = price per acre × 2.4711. Going the other way, price per acre = price per hectare ÷ 2.4711.
Why do smaller lots cost more per acre?
Fixed costs and demand make small parcels more expensive per acre: a buildable one-acre lot near a town often has road access and utilities, while a large rural tract spreads its price over many acres. Compare parcels of similar size, zoning and access.
Is the lowest price per acre always the best deal?
No. Price per acre ignores road frontage, utilities, water rights, slope, flood zones, zoning, timber and soil quality. Use it to screen listings, then compare what each parcel needs before it is usable.
How many acres is a square mile?
A square mile is 640 acres, or about 259 hectares. A quarter section is 160 acres and a quarter-quarter section is 40 acres.
