How the move-out date is worked out
Earliest date = notice date + notice period. When the tenancy must end at the end of a rental period, the date then moves forward to the day before the next rent due date. With rent due on the 1st, that is always the last day of a month.

Frequently asked questions
How much notice do I need to give to move out?
For a month-to-month tenancy most states require 30 days' written notice, and some require the notice to end on the last day of a rental period. Week-to-week tenancies usually need 7 days. For a fixed-term lease, check the lease: many require 30 or 60 days' notice that you won't renew. Landlords sometimes must give more, for example 60 days in California once a tenant has lived there a year.
How is the move-out date calculated?
The tool adds the notice period to the date you give notice. If you tick End on the last day of a rental period, it then moves the date to the day before the next rent due date. For example, notice given on March 10 with 30 days and rent due on the 1st gives April 9, which moves to April 30.
How should I deliver a notice to vacate?
Use a method you can prove. Certified mail with return receipt, hand delivery with a signed receipt, or email or a tenant portal if the lease allows it all work. Keep a copy of the letter and the receipt. The optional acknowledgment line lets the other side sign and date receipt.
Can I ask for my security deposit back in the letter?
Yes, and you should. Include your forwarding address in writing, since many states start the deposit return deadline or require the landlord to mail the deposit to it. Return deadlines vary, for example 14 days in New York, 21 in California and 30 in Texas as of 2025.
Can I break my lease early with a notice to vacate?
A notice alone does not end a fixed-term lease early unless the lease or the law allows it. You may owe rent until the unit is re-rented or an early termination fee. Federal law lets active-duty servicemembers with qualifying orders end a lease early, and many states give similar rights to domestic violence survivors. Choose Ending a lease early to write a letter that opens that conversation.
Is a notice to vacate the same as an eviction notice?
Not quite. A notice to vacate usually ends a tenancy without fault, such as moving out or not renewing. An eviction notice, such as a pay rent or quit notice, is given because of unpaid rent or a lease violation and is the first step before an eviction case.
Is my information uploaded anywhere?
No. The letter is built, previewed and exported to PDF or Word entirely in your browser.
