Short-term rental income formula
- Nights booked = 30.42 days × occupancy %
- Stays = nights booked ÷ average stay length
- Gross = nights × nightly rate + stays × cleaning fee
- Net = gross − gross × (platform % + management %) − stays × (cleaning + supplies) − fixed monthly costs
- Break-even occupancy = fixed costs ÷ (net income per booked night × 30.42)
Worked example
| Item | Per month |
|---|---|
| Nights booked (65% of 30.42) | 19.8 nights, 6.6 stays of 3 nights |
| Rent from nights ($150 × 19.8) | $2,965.63 |
| Cleaning fees ($75 × 6.6) | $494.27 |
| Gross bookings | $3,459.90 |
| Platform fee 3% | −$103.80 |
| Cleaning + supplies ($85 × 6.6) | −$560.17 |
| Fixed costs | −$2,350.00 |
| Net income | $445.93 (about $5,351 a year) |
Small changes in occupancy or nightly rate move the result a lot because fixed costs stay the same, so test a low-season scenario too.
Frequently asked questions
How do I estimate Airbnb income?
Nights booked per month = 30.4 × occupancy. Gross income = nights × nightly rate + number of stays × cleaning fee. Net income = gross − platform and management fees − cleaning and supplies per stay − monthly fixed costs.
What occupancy rate should I use?
Use data for similar listings in your area or your own booking history. Occupancy varies widely by market and season, so test a few values; the table shows income from 30% to 90%.
What fees does the platform take?
Under Airbnb's split-fee structure most hosts pay a 3% service fee (guests pay their own fee). Hosts on host-only fees pay about 14–16%, and guests pay nothing extra. Check your own host settings.
What is break-even occupancy?
It is the occupancy at which booking income, after fees and per-stay costs, exactly covers your fixed monthly costs. Below it the property loses money each month.
Should the cleaning fee count as income?
Yes, the guest cleaning fee is part of the booking total and the platform fee applies to it. The calculator adds it to gross income and subtracts what you actually pay for cleaning and supplies.
Does this include income tax or occupancy tax?
No. Income tax depends on your situation, and occupancy or tourist taxes are often collected and remitted by the platform in many areas. Check local rules and regulations, including any short-term rental permits.
